Shining a spotlight on architects solving slim sites ‘Slim sites’ are often not considered as viable for multi-level development – particularly housing. Our land, notably our well-located land, is precious – and we need to be using all of it well. The Good Design for Housing interactive map shines a spotlight on well-designed low and midrise housing projects. Many of these are innovative solutions to unusual sites. Architects have turned their skills to solving slim site projects for many years and in many cities globally. Using the skill and creativity of architects can turn a slim site into an exciting housing project and add diversity and variety to the housing stock in a neighbourhood. River Street Infill, developed by Percy Ellis and designed by Studi JCI, is a five-storey structure inserted into a modest 680 square metre site that effectively added 29 market-value, rental units to the increasingly densifying area. The suites range in size but are primarily two-bedrooms, which are attractive to families moving into the neighbourhood. On the fifth floor, accessible by elevator, is a communal amenity room with WIFI-activated workspaces for residents who work from home. It features a common area with comfortable seating, and this space has direct access to the rooftop garden, where panoramic views of Toronto can be enjoyed. The use of geo-thermal energy as the primary source of power is a key feature of the River Street Infill project, and the building is entirely powered by this renewable energy source. By harnessing the natural energy from the earth, the design has significantly reduced the building's energy consumption and carbon emissions. Toronto needs to provide more housing opportunities. This week, @johnlorinc and @globeandmail covered the Missing Middle pilot in my ward at 72 Amroth. This project will transform an underperforming parking lot into housing options- but it’s also teaching us what rules need to change to unlock these opportunities city-wide. The 30-unit cap is one major problem that stops these projects from working. That’s why I’ve proposed to increase that number to 60, creating more flexibility to build pathways to new houses and better neighbourhoods. It takes a lot of time and money to navigate the city’s approval process, which is why we need workable rules that allow the building of “missing middle” housing on major streets citywide. As we move forward with this project and with the Major Streets policy change coming to Council next week, now is the time to step up and help shape the city’s housing future. Good Design for Housing showcase – Studio 54 by Hill Thalis A+UP Studios 54 is a mixed-use building on a microsite in Surry Hills. The project is situated between a large residential development to the north and a heritage-listed corner pub to the south. The building forms a transition between these 2 distinctive scales, acknowledging the tight urban grain with its small footprint, yet seamlessly matching the height of the adjacent residential development. With a site area of just 126 m2, this project contains a commercial space on the street level, and 4 single-floor apartments above. Each apartment is flexibly planned. A bank of service pods on the southern façade frames a long open-plan space that runs from the front to the rear. This flexible plan arrangement offers several possibilities for occupation and would happily accommodate residential, home office and/or commercial uses. This project shows how even very small sites can be used inventively to make the city richer and more diverse. As the Barcelona architect Manuel de Sola-Morales said, 'Size is not scale and sometimes small projects can say big things'. Good Design for Housing showcase – Portman Street Terraces by CO-AP (Architects) Four new 4-bedroom terrace houses stand on the site of a former chocolate factory in Zetland, an inner-south suburb of Sydney. The original industrial heartland has been undergoing transformation to become the new Green Square Town Centre. Situated at the edge of this new urban renewal, Portman Street Terraces responds to the Victorian terrace typology of its neighbours in form while referencing the site’s industrial provenance in its materials. Pre-cast concrete has been used for efficiency. Its raw finish has been retained as a nod to the former warehouse buildings of the area. On the street façade, steel plate window hoods provide shading and privacy from future developments across the street. Small Juliet balconies reference the 2-storey terraces along Portman Street. Internally, large format oak parquetry offsets the raw concrete walls and terrazzo kitchen surrounds. Simple, self-contained studios sit above garages with access from the rear lane. This development presents a model for well-designed infill development in the inner city. After studying architecture in Italy, James Gilmore returned to Cincinnati in 1902 to work for the firm of Desjardins & Hayward and then with James W. McLaughlin. His best known collaboration with McLaughlin is the @walnuthills branch of the @cincylibrary. Good design for housing showcase – Olive Tree House by Bastian Architecture Olive Tree House is a new urban infill project in the Newcastle beachside suburb of Stockton that subdivides one residential lot into 2. As the name suggests, the house has been designed around landscape. The project has kept an olive tree, flowering gum, lilly pilly and a melaleuca, and added a green roof to the first floor. The house challenges the norms of Australian housing. It is half the size of an average Australian home, sits on a site half the area of the average one and provides flexible, rather than large spaces. Olive Tree House sits comfortably in the established row of houses because it keeps all the site’s important vegetation and uses materials familiar to the typical miners’ cottages found throughout Newcastle. It is humble in its architecture but provides a counterpoint to the popular type of project home. Exhibition | Un-Built Victoria We were happy to participate in this exhibition displaying a series of Un-Built projects in Victoria. We shared a modest 4-plex infill development, that would replace a vacant single family home. Due to lengthy Municipal processing times, the scheme was abandoned in favour of a 5-unit design. Due to high construction costs, the 5-unit scheme has been stalled. Our client has been working to realize housing to this site for almost 6 years. The project is representative of the multiple barriers to building housing in Victoria and across Canada. I am thankful to the @bcndp for making significant steps to streamline the municipal approvals process’ in our Provence. Social Action: We must decode what it means to live in a community to avert a housing crisis. Canadian building codes and practices are rooted in a political and financial system that is creating products for a market, and instruments for investment. This system is inherently flawed. By taking a political problem and making it technical it can result in efficiencies and cost savings, but often comes at the cost of robust homes that last for generations. People need to feel connected to their neighbours and neighbourhood. We need buildings that foster a sense of collective ownership and build community. The design is not novel or never before seen but it must destigmatize renting, be truly adapt to social codes, be truly multi-generational, and provide space for people to be proud to live in. Housing should be treated as a human right. The NIMBYs of Tarin Woods are gearing up again to stop much needed housing. Using the same old NIMBY talking points. Traffic and storm water runoff. These townhomes would be a great addition to the rapidly growing Monkey Junction area and provide much needed missing middle housing. It’s a special use permit so the process to speak in favor is a little different. The leaders of New Hanover County have proven they have a NIMBY majority in the board (think porters neck townhome project beside Marsh Oaks where they bowed to Marsh Oaks NIMBYs and would have denied the project had the developer not withdrew it) so this will probably be denied. The developer needs to voluntarily annex the land into the city and go around the county to get them built. Tarin Woods residents cannot vote in city elections so there would be no blowback on city officials to approve construction of these much needed homes. Friday’s visit to The Cottages at Back River Road by Senator Jeanne Shaheen not only shared some of the amazing partnerships that have allowed this project to come to light, but importantly shared who this project is serving, and how it is working as a part of our community. We are very proud to be creating homes for caregivers, teachers, first responders, and postal workers (to name a few), all of whom deserve to live in the communities they serve. We are grateful for the support not only of Senator Shaheen, but Senator David Watters, Mayor Carrier, the City of Dover, the Dover Housing Authority, and to be working with Seacoast Family Promise. We hope that these cottages can be an example of another option in the housing toolbox, so to speak. The housing crisis will not be solved by one typology alone, but by creating options so to be able to pick what works best for each individual or family. We need housing of all shapes and sizes, and we are proud for our Cottages to be a part of that! 💜🏡💜

With both parties having a vested interest, many of the common difficulties of construction can be eliminated leading to a result that is rarely found in the market. Portman Street Terraces (2018) has been included as a case study in GANSW @ga200plus Good Design for Housing Map. . “Four new 4-bedroom terrace houses stand on the site of a former chocolate factory in Zetland, an inner-south suburb of Sydney. The original industrial heartland has been undergoing transformation to become the new Green Square Town Centre. Situated at the edge of this new urban renewal, Portman Street Terraces responds to the Victorian terrace typology of its neighbours in form while referencing the site’s industrial provenance in its materials. Pre-cast concrete has been used for efficiency. Its raw finish has been retained as a nod to the former warehouse buildings of the area. On the street facade, steel plate window hoods provide shading and privacy from future developments across the street. Small Juliet balconies reference the 2-storey terraces along Portman Street. Internally, large format oak parquetry offsets the raw concrete walls and terrazzo kitchen surrounds. The bathrooms on the upper 2 storeys enjoy daylight borrowed from a skylit internal void which illuminates the staircase, corridors and ground-floor kitchen. Simple, self-contained studios sit above garages with access from the rear lane. GANSW has developed this map as a tool to explore over 100 case studies of existing low-rise housing like terraces and dual occupancies and mid-rise housing of up to six storeys. The featured homes strike the balance needed to preserve the character and value of existing neighbourhoods, while catering to people’s changing housing needs. By increasing choice and variety of housing close to transport and utilising existing infrastructure, more people can stay in the areas they want to live, close to family, services and open spaces. Ecological Action: We must decode our relationship with resources to avert an environmental crisis. The design values for structural capacity of round wood is mis-represented and under-studied in Canadian Standards and the forestry industry has largely overlooked low-tech timber technologies such as structural round timber. The relative strength of milled lumber is significantly compromised compared to the strength of structural round timber (SRT) and far more carbon intensive to produce. We need to decode industry norms, utilize decades of existing research toward the scaled commercialization of SRT, support indigenous knowledge and practices, and utilize resources more wisely. The design product is not novel or never before seen. With improvements in grading methods that can result in significant increase in design values, SRT will become a cost-competitive mass timber product alternative.
