If you were thinking about buying a house in 1972, but decided to wait until interest rates came down...you would have continued renting and waiting for 22 years! 🤯 In that time... 😅 A home purchased in 1972 would have quadrupled in value 🫠 A mortgage from 1972 would be 73% paid off 😔 And a 22 year wait only saved 3 quarters of a % in interest! In 1972 an average rate was 7.54%, and there wasn't a drop until 1993! And even then it was brief and only dropped to 6.74%. Yikes! What's crazy is that in that 22 year wait, the rates crept up to 16% in the 80s! The average home value in ’72 was $27k, and by ’93 it was $126k. Anyone is welcome to play the waiting game, but a person who waited in 1972 clearly missed out. History proves that home values in the long run will continue to increase in value, and history also proves that interest rates should not stop you from becoming a homeowner. She may be a beauty now, but believe it or not, I remember scooping pigeon poop here with some Boy Scouts in the early to mid 1970’s. Today, the Woodward Opera House is a historic gem bringing commerce, entertainment, and life to downtown Mount Vernon, but it wasn’t always this way. For many years, it stood (barely) in disrepair. In the 1970s officials were considering condemning it until two local owners, Dick Laslo and Dick Ritter, reinforced and rebuilt the roof to save it. But nothing more was done until 1994 when a small group of us on the newly founded Knox Performing Arts Committee wanted to see this gem saved and restored. After all, it is the oldest opera house in North America. We had a vision but the problem was we had less than $10,000 donated to a newly formed nonprofit. Somehow, we managed to scrape together enough to purchase the building outright. In the words of the late, Gail Peelman, “We are going to upgrade the whole county by upgrading the heart of downtown.” � There were plenty of scoffers, naysayers, and critics along the way. People mocked, made fun of, and dismissed the project as a pipe dream. But in the early 2000s, Bill Harris and I were able to secure funds from the state capital budget and we were able to expand some of the historical tax credits for potential investors. Eventually with decades of hard work from Pat and Sandy Crow, many board members, and many generous donors, investors, banks, and restoration grants, and more than $25 million dollars worth of investment...today we can all enjoy this beautiful facility which is a hub of public events, concerts, offices, dining, and shops. Some will grow up seeing the Woodward Opera House as the beautiful landmark it is today & think this is always the way it has been. But the truth is history doesn’t just happen. It’s made. The folks of this great community rewrote history here in Knox County with the Woodward Opera House. But in the meantime, here’s a nugget of soil science for all you readers today, just to give you a little teaser of what’s to come in the class: When we study soils to understand it’s relationship to growing plants, the science has a special name! Pedology is the study of soil for soil's sake, its formation, chemistry, classification system. (A ped is the basic unit of soil. It’s often pronounced with a long “e” sound: peeeeeeeeeed, as in I just peed my pants, sounds exactly like saying “my garden soil forms large peds. Get your giggles out now!) When we study soil in relation to living things, like supporting plant growth (vs soil as substrate for construction, development, etc.) it’s called Edaphology. (Edaph is the Greek root meaning “foundation.”) Pedology and Edaphology are the two main branches of soil science. And now you know! Soils Sunday! Are you reveling in nature, too, this weekend? We just want to share about these soil sampling bags and how great they are! It took weeks to track down these cloth bags, but they have been great to use this week. Most soil tests require that you dry the sample overnight, and with these bags, we can leave the sample in the entire drying time. The air passes right through the bags, and throughout the soil matrix. We did flatten them out a bit to help with the process, but what a tidy way to do it. Kim noticed a review that pointed out that tortilla chips were not strong enough so she added wasa crispbread and wheat crackers to her list, but pita or naan could work too! She also opted for an onion vs the onion powder bc she likes to chop onions very finely to liquify them bc she says it’s a meditative task, and she will likely do that before the Live! (She is using garlic powder though bc she has a favorite that comes from a shop in Walhonding) She also grabbed blue cheese chunks bc she spent Buffalo with it! Ingredients 2 15-oz. cans chickpeas, rinsed, divided 8 oz. cream cheese, room temperature 1 oz. Parmesan, finely grated ⅔ cup hot sauce (preferably Frank’s RedHot) ½ cup heavy cream 1 tsp. garlic powder 1 tsp. onion powder ½ tsp. Diamond Crystal or ¼ tsp. Morton kosher salt ¼ tsp. freshly ground pepper 1 lemon 4 oz. We are soil testing! Working out a simple and economical way to check nutrient levels. Step 1: soil should be dry and sieved. We’re letting dry 24 hours on newspaper, and then using a 10 mesh sieve to test only particles under 2mm in size. Soil is defined as having particles under 2mm so we only want that size and smaller for testing. And sieving helps remove the larger sized large debris like rocks or organic matter (roots, leaves, sticks, bugs!). In urban or public spaces: bottle caps, cigarette butts and other trash come out here, as well. The sieve we need is a part of a nested stack because while we’re at it, how the soil sorts through the sieves will tell us about the soil structure: How well units of soil, called peds, are for@ing and at what sizes. So besides getting values for nitrogen, phosphorus, and potassium, we will also learn general info about how water and air are percolating through the soil and how plant roots may be affected. Many of us at @communityrootsohio are still watching our broccoli and cabbage continue to grow through even these colder temps this week. Broccoli is a cold-hardy vegetable that can generally withstand temperatures as low as 26 F. But how does it do it? Lucky for us, it does it in ways that translate to terrific health benefits for us! When the cells of broccoli are exposed to cold, they release a chemical called sinigrin. Sinigrin then breaks down into two other chemicals, allyl isothiocyanate and glucose. Allyl isothiocyanate is what gives broccoli its characteristic pungent smell. It’s also a powerful antioxidant that helps protect loving cells from damage. Synthetically it’s used as a bactericide, nematocide, and in fire alarms for Tue deaf (stinky odors)! It’s also been shown on early animal studies to have cancer chemopreventive properties. The glucose produced by the sinigrin reaction helps to prevent the cells from freezing. When water freezes, it forms ice crystals that can damage cell membranes. The glucose molecules in broccoli bind to the water molecules, preventing them from forming ice crystals. Broccoli also has a high amount of calcium, which can help strengthen cell walls against freeze; and fatty acids in the cuticles of leaves to insulate and prevent moisture in surrounding air from freezing in damaging ways on the leaf tissue surface. Most veggies in this family (The Brassicas: cabbage, cauliflower, kale, Brussels sprouts, mustard greens AND other Cruciferous: radish, horseradish, wasabi…) have these and other adaptations that make them cold tolerant AND extra nutritious for us in cold weather!
