Without them TCC wouldn’t exist because it all started with Luckie. In life you realize before you become the person you are supposed to be, you have to get back to your roots. In 2018 for more reasons than one I was brought back to my village. Sometimes in life you lose your way, your focus, sometimes even yourself because the journey isn’t always easy. We've received many inquiries about the process we took to establish The Legacy Group. We initially started working together without officially becoming an entity but we wanted to do it right and reduce our individual liability. We developed an operating agreement, completed all of the necessary administrative paperwork with our regulatory agency and ensured we were clear on requirements. Your business has to start on a solid foundation. Now let's get into our #LegacyLesson for today: 1. Register your business with your local govt and/or the state in which you're doing business. If you're in DC, DCRA is where you would register. An operating agreement signed by all parties is needed as well as clean hands stating your business is free from any tax liabilities. 2. Open a business bank account. It's imperative that you have a business account to record all financial transactions. Last week's lesson reminded us that every dollar has to make sense. Make sure you can track your money for the business. Doing this could also help make tax documentation easier as well. 3. Start building business credit. If you don't have cash, having access to cash is key. Building credit can allow you the liquidity and flexibility needed to purchase materials and homes. For any project, the difference between profit and loss is how you execute the budget. You need a solid tracking mechanism to ensure you account for every actual dollar spent vs what was planned in the budget. You may save in one area and spend more in another. Overall, the goal is to not blow your budget!!!! Now let's get into our #LegacyLesson for today: 1.Always get at least three estimates for a project. You may have a go-to contractor or get a referral but it's good to compare estimates against others. General Contractors (GCs) have different rates and you may be able to get quality results and save a few coins. 2.Make sure the estimates breakout Labor and Material separately. Material costs will fluctuate based on the finishes you actually choose. Flat labor rates for GCs can vary as well. It's good to know if you're being overpriced by a contractor to manage the project. 3.Always make sure you include a minimum 10-15% margin (cushion) on top of your GC's estimate to account for unforeseen issues that may arise. Let's just face it, there will be unforeseen costs and you want to have the money set aside without blowing the budget. Remember Cash is King! Make sure you spend your money wisely. It’s understandable that your project may not be the only project that your contractor may have however, your project is still a priority! Now let's get into our #LegacyLesson for today: 1. Before picking a contractor ask them how many projects they have the bandwidth to handle at once. Make sure you're comfortable and confident with the response. 2. Define the scope in detail - it sets the expectations upfront. Make sure that your contract holds the contractor accountable for project milestones, the completion date, as well as actions against missed deadlines and unexpected fines. 3. Hire slow, FIRE FAST! Do not let missed deadlines and lack of communication about the project linger! If you are unsatisfied with your contractor make it known quickly and if they don’t correct the issues, don’t wait to fire them. #sundaystory This weekend we laid to rest one of the reasons I’m here, one of the biggest influences of my life & one of the strongest & smartest women I’ve ever known, my paternal grandmother, Hazel Collins Hamby. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Reflecting back on the time we spent together was both joy-filled and painful. It was a reminder to cherish the good times & opportunities you have with those you love. To take the trips, make the calls and prioritize your family. Sadly this has never been my strength. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ For most of my life I’ve been the busy girl, having fun, chasing the shiny objects and not wanting to slow down, hang out or spend QT with my fam. It has only been since I’ve gotten older & moved out of state that I realized how blessed I am to have a family that I not only love but actually like. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ It’s easy to us to pay lip service to the importance of family but just like the rest of your like the proof is in the action. ⠀⠀⠀⠀⠀⠀⠀⠀⠀ Family was so important to my grandmother and that is one of the many legacy lessons she leaves behind.
