Faux Flower Friday… Still loving this faux flower arrangement but, between you and me, this post is really just an excuse to talk about the beautiful weather. And just look at the horse chestnut tree outside our window! We have one in our back garden too. They were almost bare a few weeks ago but they’re now in full leaf with heavy boughs laden with white flower cones (I’m sure the botanists out there will tell me that’s not the correct term but they look like upside down ice cream cones to me). Anyway, call them what you will, they are a sign that summer is almost here. At long flippin’ last! Apologies for being a bit quiet this week. Our front door and glass have always been single glazed and cold in the winter, it’s not something we can do ourselves so we have been waiting to get it done. We debated having a full new door and frame (both composite and wooden) but I really wanted to try to keep the character, and with our budget we decided to overhaul what was there as it’s still in really good condition. Last week we had the original glass encased and put back (the door too), we looked like our house had been raided for a few weeks with boards up 🤣 There’s some finishing bits to do today, then it’s time to paint. My biggest renovation regret is pulling up the patio slabs in the garden before we were ready to do anything else out there. At the time I was hoping to find another solid concrete patio, which in fairness, I did partly, but there was also a lot of rubble, some decorative brick borders, some crazy paving and just a mish-mash of different surfaces. Although we probably won’t be relaying the entire patio, I have put back down around 25 of them, to the end of the outhouses, so we can at least hang the washing out without risking twisting an ankle! I resused some of the old sand/cement mix which was just a powder anyway, and topped it up with sharp sand to get them somewhere near level. These will be pressure washed and will do for now. We plan on getting a rubble skip, removing the pond and flattening everything beyond there for grass and gravel areas. This is the (nearly) finished living room. For the sofa we decided to go with @sofology Cricket range. We originally went for the green 4 seater and leather cuddle so not to be too matchy and give points of difference. However, we failed to check a vital detail, how the delivery team would get it in the room. Several tries later and even cutting down the bannister it still wouldn't go. So now that sofa lives in the kitchen and we picked out the bottle green 2 seater for the front room that you can see here. Probably went too far the other way and would have been fine with a 3 seater but we're happy with the look. The log burning stove was an indulgence but well worth it as it's always on the go. This is a 1930s Colonial home in a historic section of Westfield. It was important for us to keep a historic quality since it is a really special older home in a neighborhood known for its sweet historic cottages and homes. We managed to make a light kitchen without being all white. We don't believe that white kitchens feel as historic so we went for a light taupe. But still light and bright and oh so right (couldn’t help myself there). And you know we found a way to add an island bc my girl carijaye deserves one. The kitchen glow up 😍. The kitchen here was always inoffensive, but as we added more traditional features to the house the modern feel of it started to stand out more as not fitting the vibe. Also, as much as it is great and functional, it felt a tad dated … so enter @makeitrustoleum - kitchen cupboard paint in the shade ‘Tyne Fog’ (on brand for a north east account), and new handles and here we have a more traditional looking, brighter kitchen. I’m sooooo pleased I just went for it, the paint applied so nicely, best paint I’ve ever used and the coverage is amazing! It’s in the 7 days curing stage now but HOPEFULLY it holds up over time. Finally finished the fence in the back garden. Started in June 2023, was put on hold when scaffolding got in the way, then stayed on hold while I did the insid3 of the house. In April I decided I wasn't happy with how it was going so stripped it, build an internal frame for more support to stop the battens sagging. A lot measuring, cutting screwing and being very OCD with the spirit level I go there. As well as plans for a two storey side extension, we're also planning a loft conversion which will house our master bedroom and the en suite the Mr has always wanted. Again, I'll update you as the initial application was declined by havering as they said the sky light in the bathroom (former) was higher than the highest point of our house (🤦🏽♀️ we're talking tiny mm here) so that's been swapped out for a normal roof. Also the idea I had to have a roll top bath in the actual bedroom, well I've been brought to my senses and decided against that... Front & Back garden appreciation post 🏡🌸🌼🐝 When we viewed the house we fell in love with how mature the garden is (and it’s South facing which is a Brucey Bonus). 2 days of decent bank holiday action, until it started hammering it down and Eddie got chicken pox: - Get property registered with land registry and release extra mortgage funds. Part a complete, part b still waiting. Very much hoping there'll be a letter in the post after the weekend cos this is getting a bit closer to the wire for my liking! - Fill in final form for building regs people- still need to send on build over agreement - complete water board buildover agreement. Graham the builder's done ANOTHER bloody diagram- I need to gear myself up to turn on the laptop and submit it ✔ -build shed. DONE, and with the help of copious amounts of expending foam, it's vaguely watertight ✔-Move everything out of old shed. DONE ✔ -return left over cement to B&Q. DONE ✔-take random assortment of lawn ornaments to the tip. DONE - two truck loads of lawn ornaments, broken fence panels and random lumps of paving slab that we've dug out of the garden, plus 3 massive hippo bags of ivy safely ensconced in the dump -remove massive holly tree and hack back laurel before we lose side access. Considering calling in the professionals as we've 2 very busy weekend ahead, but with two eyes firmly on the budget, I don't want to spend anything more in case we get to the other end and have spent our dishwasher money on cutting down trees. ✨ Il y a 4 ans ✨ Le 6 mai 2020, nous signions chez le notaire (enfin… à distance, covid tout ça) et récupérions les clefs de notre jolie 1930 et ses briques rouges. Enfin, jolie… il y avait un peu de travaux à faire pour la moderniser ! Abattage d’un mur porteur, démolition de cloison et de dalle, régagréage, pose du carrelage, du parquet, isolation, placo, enduit, ponçage, peinture…. Et j’en passe ! 4 ans plus tard nous voilà dans notre petit nid douillet et non plus à 4 👩🏻👨🏻😻😻 mais à 6 👩🏻👨🏻👶🏻😻😻🐶 Et vous votre signature chez le notaire c’était il y a combien de temps ? 1. The original brochure given to perspective buyers of houses on our estate in 1929. The houses were advertised as “Labour Saving” however the houses were fitted with servants bells & a single bedroom fitted with a built in wardrobe for use as a maids room. Our call box had been removed but luckily stored in our loft, I stripped the frame back, waxed and it will soon be back up on the wall. The paint is still drying, hence the patches on the panelling, but today I woke up and decided to repaint the downstairs toilet. The green was ok but made the tiny room feel even smaller and there’s nothing I dislike more than a dark bathroom or toilet! As I’m trying not to spend any more than absolutely necessary this month, I dug around in the shed and found this paint which I originally bought for the stairway, but changed my mind about. It works with the greys in the wallpaper and just brightens the room up a lot. OK, so the promise of a 'transformation' on Friday might have been a little optimistic, but I'm still pleased with our progress this weekend, while also doing a bit of other life stuff too🍷🍻 The outside of the doors are fully stripped and just need a final fine sand before painting. The inside has had a coat of primer. The 2/6 of the hinges are stripped and wire brushed. The ceiling has been skimmed and sanded ready for painting. The tiles are on and grouted - vertically 😉 One panel is cut and attached and hopefully we've worked out the kinks of how to work with them (surprisingly difficult!) The radiator in the conservatory has also had a coat of primer. And, I added in a side mission to tidy up the existing 'patio' on the pond terrace and was hoping to sand and repaint the old bench, but the weather had other ideas, so I only got as far as weeding it. Its been too wet to cut the grass.
