I don't need two basement stairs, so removing the one from the kitchen could allow better kitchen design. I'm always willing to give up breakfast nook in favor of a pantry, mudroom, or better kitchen. We generally don't like a bathroom that's open to the front entry, so..something should be done with that. Upstairs, the overlord's bedroom really should get the deck. I might narrow each of those rear bedrooms by 2-3 feet in order to create deck access and a larger closet for the large bedroom. 12'ร16' or 11'ร16' is still a fine size for a child's bedroom or guest bedroom. Rearrange ensuite to eliminate shower, add a double vanity. If the fourth bedroom wasn't needed, that would be a nice space to.open up at the top of the stairs as a lounge or sitting area.
