Space Invaders, a subsidiary of Los Angeles-based electronic dance music and festival companies Insomniac and Live Nation, has signed a five-year lease with a five-year extension option for 7,800 square feet at the Clear Spaces commercial space. The trio co-own downtown Miami’s Club Space. Newgard Development Group acquired a high-rise development site in Fort Lauderdale from Kushner Cos. and Aimco (NYSE: AIV) for $31.24 million. Miami-based Newgard, led by Harvey Hernandez, purchased the 1.08-acre site at 200 W. Broward Blvd., currently a parking lot on the west side of the FEC Railway. This is one of three properties on Broward Boulevard that New York-based Kushner and Denver-based Aimco acquired in early 2022 for a combined $49 million. They sold 520 W. Broward Blvd. to Woodfield Investments for $18.25 million in late 2022. Kushner and Aimco still own 300 W. Broward Blvd., where a 48-story tower is planned that would be Fort Lauderdale’s tallest building. Newgard’s new property at 200 W. Broward Blvd. was entitled by Kushner and Aimco for 381 units, 8,256 square feet of commercial space, and 426 parking spaces in 49 stories. That would make it the tallest building in the city. MIAMI - Newgard Development Group broke ground on Lofty Brickell, a 44-story residential building at 99 Southwest 7th Street south of the Miami River in Brickell, Miami. Designed by Arquitectonica with landscape architecture by Urban Robot Associates and interiors by INC, the development will create approximately 854,999 square feet of space, including 362 condominium units, 40,000 square feet of thoughtfully curated amenities, and an enclosed parking garage. Americaribe-Moriarty JV is the general contractor. A groundbreaking ceremony occurred on January 31 at the 1.62-acre site, which will ultimately give rise to a 574-foot-tall building. Miami’s Building Department issued a Special Events permit, marking January 31st as the ground-breaking date. Lofty Brickell will contain 362 fully equipped and furnished homes designed and licensed specifically for short-term rentals. The apartments range in size from 446 to 986 square feet and come in studio, one and two-bedroom options, including penthouses and low-rise penthouses. This building includes a unique feature, the first NFT art collective for condo owners, which integrates digital art into the design of the building and gives each unit owner their custom NFT. Cervera Real Estate is handling the sales and marketing for the building; 88% of units have reportedly been sold. Amenities include an outdoor pool deck with lounge chairs, daybeds, pool attendants, a hammock garden, high-speed WiFi, and a covered living area. The building also features a 3000-square-foot fitness center with views of the river and city, a yoga studio, locker rooms, private treatment rooms, a sauna, steam rooms, a cold plunge pool, a juice bar, and a rooftop pool with panoramic views of the Miami skyline. The rooftop also has additional private treatment rooms and a lounge bar for owners. Americaribe-Moriarty JV is a joint venture between Bouygues Bâtiment International’s subsidiary Americaribe LLC and John Moriarty & Associates. MIAMI - Cconstruction permits have been filed for Lofty Brickell, a 42-story, riverfront mixed-use high-rise planned for 99 Southwest 7th Street in Brickell, Miami. Located just steps from Brickell City Centre, the building is designed by Arquitectonica with interiors by INC and landscaping by Urban Robot Associates, and is being developed by Newgard Development Group. According to October 19 filing, the 574-foot-tall development is projected to yield 619,200 square feet of space including 364 fully furnished turn-key residences, which would come in a mix of studio, one and two-bedroom residences ranging between 436 to 985 square feet. Although the application is in the pre-screeing phase, Newgard has selected JV Americaribe-Moriarty JV, a joint venture between the construction firms Americaribe and John Moriarty & Associates, as the general contractor. A deeper dive into the permit application tells us the estimated hard cost for the project is $150,000,000, and upon the Building Department accepting the project’s plans, Newgard will work with an expedited permit runner to attain permission to begin construction as soon as possible. Judi Witkin, President at Judi Witkin & Associates, is listed as the permit runner. Another minor detail to clear up is the application lists 43 stories, and that is most likely because the rooftop is also being accounted for. Residents and guests will have access to 40,000 square feet of amenities including a private marina, waterfront dining, members-only social club, resort-style pool deck, 3000-square-foot fitness center, indoor/outdoor cigar lounge, coworking lounge, and meeting rooms. The FAA issued building permits to the developer last month, allowing for a 574-foot-tall structure, or 579 feet above sea level. The developer also signed a utility deal that allows water and sewer connections for up to 782 residential units, 11,364 square feet of restaurant space, and 13,928 square feet of office space. Demolition work on the former commercial structure at 99 Southwest 7th Street was confirmed complete by Twitter user Ryan Rea in July.
