3750 N. Lake Shore Drive Robert S. DeGolyer 1926 3750 N. Lake Shore Drive sits just south of the building in my last post, part of a great cluster of large lakefront residential buildings. Robert S. DeGolyer was one of the most prolific and influential architects of large scale residential buildings in 1920’s Chicago, with examples of his work all along the lakefront from South Shore to Lakeview, with 3750 being perhaps his furthest north. DeGolyer was trained at MIT and the Ecole des Beaux Arts in Paris, bringing his Beaux Arts training to bear here. 3750 is an imposing, block-like structure from the east and north, but is u-shaped surrounding a west-facing semi-courtyard. At ground level, this court contains an enclosed swimming pool with a modernist glass roof added. The interior spaces are carefully orchestrated, from the main lobby, all the way down to the small vestibules that separate the “public” and “private” zones of each apartment. Each floor contains 8 apartments, ranging from relatively efficient two bedroom, two bath floor plans, all the way up to the massive A and E tiers at the corners, which each have three bedroom suites and two maid’s rooms. The A tier apartments even contain a 7’ - 6” x 47’ long Gallery linking all of these spaces. The building is owned and operated as a cooperative, apparently since it was new.

3800 N. Lake Shore Drive B. Leo Steif, architect 1928 Maybe my favorite of all the Lake Shore Drive apartment towers is the tudor/gothic revival building at 3800 North. Elegantly named the Sheridan-Grace Apartments for their address on Sheridan Road, pre-Lake Shore Drive, and Grace Street, which met Sheridan just south of a gentle curve. The curved site translates into the unique shape of the building, faceted as it turns to the northwest along Sheridan. The rich detailing of the stone on the lower floors, elegant casement windows, vibrant red brick, and picturesque penthouses and roofs give the Sheridan-Grace a thoroughly unique presence in the lakefront street wall. The taller tower portion of the building has five apartments accessed by three elevators on a typical floor, meaning that the A tier apartments have private elevator access at each floor. I love the layouts of the C and D tiers. The living and dining rooms are lined up end to end, with windows on the street facade and French doors to juliet balconies on the rear, creating a nearly 50 foot long sequence of entertaining and living spaces. A shorter wing along Grace Street functions more like two six-flats attached to the tower. The financial collapse of the building’s ownership during the Great Depression was well covered in the Chicago real estate press. It was financed by a $2,150,000 bond issue, foreclosed upon by a committee of its bondholders in 1933, and finally sold by Chicago Title and Trust in 1945, for just $600,000. Initial investors received $27.50 back for every $100 they had invested over a decade earlier. 3800 N. Lake Shore was operated as rental apartments from then until 1979, when it was converted to condominium ownership.

3900 N. Lake Shore Drive Loewenberg & Loewenberg 1960 Far different from its next door neighbor at 3920 N. Lake Shore in the previous post, 3900 N. Lake Shore contains 240 efficient one and two bedroom apartments, responding to a postwar housing shortage with massive density in a popular location. A November, 1958 Chicago Tribune article highlighted the use of a Benoto caisson digger to dig the foundations of the building. The caissons reach a depth of 83 feet to hit bedrock, nearly ⅓ the height of the building above ground. Just a year later, the Tribune announced the building’s topping out party, with architect M. L. Loewenberg and owner I. Richard Cobrin bringing their grandsons to lay the final bricks in the penthouse. Originally built as rental apartments, 3900 N. Lake Shore was converted to condo ownership in 1977, with all current residents being given the opportunity to buy their apartments first. 3900 N. Lake Shore has a near-twin at 5757 N. Sheridan in Edgewater, designed by the same architects at the same time. Loewenberg & Loewenberg contributed significantly to the postwar wall of skyscrapers along the northern reaches of Lake Shore Drive.

At that time, it was the largest building in the world, with 4 million square feet of floor space. 3920 N. Lake Shore Drive Roy F. France, architect 1927 While a bit physically overshadowed by its mid-century modern neighbors, 3920 N. Lake Shore Drive is a co-op apartment building in the grandest 1920’s style. It contains 31 apartments in 17 stories, two per floor plus one penthouse, at over 3,000 square feet each. While asymmetrical across the floor, each apartment has a gallery style foyer, three bedroom suites with private baths, a powder room, and two maids’ rooms. A 1928 ad notes 11 closets per apartment, including a cedar closet. These apartments were designed for grand entertaining, with massive room sizes and lake-facing living rooms. The building was developed as a joint venture between its architect, Roy France, and Dr. Max Thorek, the founder and chief of surgery at what is now Thorek Hospital, just a few blocks away. Thorek lived in the 11 room bungalow style penthouse apartment atop the building. This story is documented in the book Chicago Apartments by Neil Harris. Originally built as a cooperative and bankrupted by the Great Depression, 3920 is again a co-op today. The entire building sold in 1947 for $750,000, about half its value when new twenty years before. Many apartments seem to have been for sale in this building in the early 1980’s. Two apartments are currently on the market, each seemingly last renovated around that 1980’s changeover. One is a bit of a fixer upper, empty. The other appears to be in great condition, a blend of 1920’s and 1980’s bones, and a backdrop for some great classic modern furniture.
