Hot take: The best time to sell a home isn’t spring. There I said it! It’s not when prices are high, rates are low, or when your partner, your mom, your best friend, or the guy on YouTube says you should. The best time to sell is when it’s right for you. It’s when selling and moving are part of your journey to the next chapter in your life. Full stop. With that said, there are benefits to selling in each season, _provided it's right for you. _ Of note: • I love to tell my spring sellers that homes sold in May net a 12.8% seller premium. That’s $$$ above the home’s market value. Plus, in the spring, curb appeal is best (sorry winter), and buyers are on the hunt. • Extended daylight hours make it easier for buyers to schedule viewings and attend open houses after work or on weekends, making summer a great time to list. Plus, families with kids will always prefer a move in between school years. • The decline in seller premiums typically begins in the fall around September, when it drops to just 8%. Making just ONE extra payment each year can shave years off your mortgage term and save you thousands in interest. Let’s look at a client with a 30-year mortgage of $400,000 at a 6% interest rate. Without extra payments, the total interest paid over the loan term is approximately $463,353 With ONE extra payment of $2,400 each year ($200/mo) the interest drops to $368,734, and the loan would be paid off 5 years earlier than the original term. They followed my listing prep checklist With many years of experience and listings sold, I’ve learned a few key ways to make your home POP on open house day. Disclaimer: Your home might make headlines for the crowd it draws. (Kidding... kind of). Here’s a quick summary: 1) Cleaning police Take no prisoners. Dust and wipe down every surface, corner, hidden nook, blind and fan. Invest in a steam cleaner. The before and after may shock you but, from personal experience, the satisfaction is unparalleled. 2) De-cluttering Dynamo Bulky furniture or too many personal items can make a home appear smaller than it really is. Consider temporarily renting a storage unit for any excess belongings. A tip I try to follow: If I haven’t used something in 6 months, I give it a second chance at life by donating. 3) Handyman Hero That tool belt? It was made for you. What is the “Lock in effect”?? An unwillingness on the part of homeowners to trade in their lower-rate mortgages for higher ones. Here’s where this trend stands today: In Q3 2023, fewer Americans had mortgages below 6% than in 2022 due to moving. And what causes people to move regardless of interest rates? Major life events, including the 5 D's: diapers, diplomas, diamonds, divorce, & death • Between Q3 2022 and Q3 2023, more homeowners chose to move, accepting higher mortgage rates. •The lock-in effects still contributes to inventory shortages, but listings have started to rise due to slightly lower rates (under the 8% peak of 2023). • Homeowners with historically lower mortgage rates (between 3% and 4%) are more likely to “suffer from” the lock-in effect than those with rates between 5% and 6%. Rather than focusing on the rate, I’m telling buyers to focus on the affordability of the monthly payment. If you've paid down your mortgage to the point where you have 20% equity in your home, you might be eligible to remove Private Mortgage Insurance (PMI). It's a great feeling — suddenly, everything feels lighter. Just keep in mind that for your PMI to be canceled, you need to be current on your payments. 2) Extend your loan term. Think of your mortgage like a pie. The longer the term, the smaller the slices (or monthly payments). Extending your loan term can reduce your monthly payment, though it might increase the total interest paid over time. 3) Recast your mortgage. This is a lesser-known but effective method. By making a large lump-sum payment towards the principal, you can have your lender recalculate (or 'recast') your loan based on the new balance. This could significantly lower your monthly payments. 4) Shop around for homeowners Insurance. Don't settle for the first insurance rate you find. Shopping around can uncover better deals — you might be surprised at how much you can save. Just be careful. Things like “debt-to-income ratio (DTI)” would rattle around in my head. But let me tell you, now I know that understanding your DTI is like having a secret weapon in your home-owning journey. Simply put, your DTI is the percentage of your gross monthly income that goes to paying your monthly debt payments. It's a tool that lenders use to evaluate how much additional debt you can handle. Understandably, calculating your own DTI might sound like a daunting task. That's why I encourage you to check out my comprehensive 90 Days to Homeowner guide. You'll find a handy DTI calculator to take the guesswork out of your calculation. For now, here are a few DTI thresholds to know: • Over 50%: You have a high level of debt. Consequently, lenders might hesitate to approve a mortgage loan because adding more debt to your plate is risky. • 43% to 50%: This is also a high debt level, but you may be able to make it work. You should, however, strive for a lower ratio for better rates and financial security. • 36% to 41%: Now you're on your way. With a DTI in this range, you've got a good balance between debt and income, and lenders are more likely to give you a thumbs-up for a loan. • Below 36%: Congrats! You're in the gold standard zone.
