Can we all agree on something? Final walkthroughs are a critical part of the homebuying process! Sometimes buyers think that one walkthrough before the closing is enough, but it’s not wise to skip that final chance to check the house. The final walkthrough is SO important because it allows you to ensure that the property is in the same condition in which you agreed to purchase it. We all want to think the best of the sellers, but sometimes things get lost in translation and the home’s condition may change. During the final walkthrough, you’ll be checking to make sure that nothing has changed and that: - there isn’t any new damage - all agreed-upon appliances and furnishings (such as curtains and blinds) are still there - any repairs that were negotiated into the deal were made If you notice any issues during the final walkthrough, you’ll get the chance to rectify them with the seller before taking ownership of the home. But if you skip the final walkthrough, there isn’t a good course of action to get those issues resolved. The final walkthrough really isn’t optional. It’s just a few minutes that will help ensure that you’re happy with your new home and can confidently take ownership. Let’s talk about foreclosures in 2024… Now that pandemic relief programs are starting to phase out and the economy is changing, some are thinking that foreclosures are going to go way up and have an effect on the overall real estate market. But that’s not what we’re seeing on the market. Right now, in 2024, we’re at only 60% of pre-pandemic foreclosure levels. In fact, experts have shared that we aren’t likely to see 2019 levels of foreclosures until mid to late 2024. Other experts think that we’re still likely to remain around 2023 levels for a while longer. In 2023, we did see an increase in the number of foreclosures due to those relief programs ending. Rather than a sign of market instability, this is seen as a market correction. Why aren’t foreclosures increasing dramatically? We’re in a strong economy where homeowners who bought in 2020-22 built a LOT of equity in their homes thanks to the power of appreciation. Did this happen to you? In 2021, housing prices were high due to low interest rates, buyer competition, and low housing inventory. Some buyers tried to buy a home during this time but then decided to wait for the market to crash so they could snag a home at a low price. You know what happened next. The market didn’t crash at all, but interest rates did skyrocket, making it more expensive to buy a home. Home prices took a small dip and then continued to rise because of low inventory and that appreciation factor. If those buyers had bought a house at a high price in 2021, they would be in a better financial position today because they would have both equity and a low interest rate. But right now, they’re looking at high interest rates and have paid more money into renting, leaving them with $0 in equity. The moral of this story is to buy when the timing is right for YOU rather than trying to time the market.
