MONDAY MARKET UPDATE! One of the major goals most Americans have is financial stability. However, in a recent report by The Journey Toward Financial Freedom, many Americans have misconceptions about homeownership and its role in building wealth, “Home ownership is one of the indicators Americans say is least connected to financial health.” However, homeownership plays a key role in building wealth. In the Survey of Consumer Finances released by the Federal Reserve every three years, the difference in wealth between homeowners and renters is highlighted. It illustrates that this gap between average renter wealth and homeowner wealth is continuing to widen. Odeta Kushi, Deputy Chief Economist at First American, highlights this idea by saying, “between 2016 and 2019, housing wealth was the single biggest contributor to the increase in net worth across all income groups.” From this data we see that homeowners are substantially closer to financial security than those who rent. As a homeowner, you see your return come back to you if you choose to sell your house or refinance. However, as a renter you will never see a return on your monthly payments. MONDAY MARKET UPDATE! Yes, I know it’s Tuesday. Oops 🤦🏼♀️ But it’s still relevant! This week we wanted to take a quick look at today’s mortgage rates and how they affect home buyers. We are still in a period of very low interest rates. Though they fluctuate week after week, they are staying slightly above those record low numbers. However, many experts on Freddie Mac believe that these rates are not going to stay this low forever, these rates are predicted to rise in the coming months. For the most part, the lower your interest rate, the more home you can afford with your money. And as these rates rise, the less home you will be able to afford. MONDAY MARKET UPDATE! According to a recent study by Realtor.com, rental prices have reached their highest levels in most areas around the country. As of June 2021, median rent was up around 8% compared to last year, making the median rent around $1,575 a month. Contrasting that with the National Association of Realtors latest data on homes closed shows that the median monthly mortgage payment is around $1200! That is around a $300 difference in payments! Though mortgage payments are on the rise, they are still, on average, below the average monthly rent payment. On the plus side, mortgage rates are locked for 20-30 years, whereas rent changes every year. If you are a renter looking for a home to buy, consider if now is the right time to buy, as interest rates are still good and rent is projected to continue to rise. MONDAY MARKET UPDATE! A new Redfin report shows that the housing inventory supply is steadily rebuilding itself as more and more houses are being listed and pending sales are decreasing. Though listings are down due to the seasonal trend, new listings are up 2% from last year. Pending sales are down 11% from their peak in May. Despite the market being very unpredictable, hopefully as these trends continue we will start to see home prices stop rising so aggressively and less competition with multiple offers, aka the two most stressful parts in buying a home in this market. MONDAY MARKET UPDATE! This summer we’ve seen low inventory of houses in the market, which have caused list prices and buyer competition to rise. But there is good news, the National Association of Realtors, in their latest “Existing Home Sales Report,” states that inventory levels are on the rise and are projected to continue on this trend. Though these inventory levels are still lower than most summers, this rise is a good sign for home buyers that the market is making its way back to normal. However, the market right now shows: 1) very high competition, 2) home average days on market are very low, 3) housing prices are up. Though can sound a little daunting, there are good take-aways for both home buyers and sellers! If buying is something you’re interested in, be prepared to move faster in your decisions and rely on your agent to act accordingly. Get pre-approved! Interest rates are still incredibly low so your buying power is more than it will be once rates begin to rise. Market leaders are anticipating .5% or more of a rise over the next 6 months. With that said, getting pre-approved helps create a strong offer and gives the seller confidence and shows that you mean business. Because of how fast the market is moving, this step is crucial.
