What is the “Lock in effect”?? An unwillingness on the part of homeowners to trade in their lower-rate mortgages for higher ones. Here’s where this trend stands today: In Q3 2023, fewer Americans had mortgages below 6% than in 2022 due to moving. And what causes people to move regardless of interest rates? Major life events, including the 5 D’s: diapers, diplomas, diamonds, divorce, & death • Between Q3 2022 and Q3 2023, more homeowners chose to move, accepting higher mortgage rates. •The lock-in effects still contributes to inventory shortages, but listings have started to rise due to slightly lower rates (under the 8% peak of 2023). • Homeowners with historically lower mortgage rates (between 3% and 4%) are more likely to “suffer from” the lock-in effect than those with rates between 5% and 6%. Rather than focusing on the rate, I’m telling buyers to focus on the affordability of the monthly payment. While the stuffy, technical term is “real estate pro forma,” these calculations and formulas are simple ways investors can estimate rental income, factor in expenses, and anticipate projected long-term gains. And while these pro forma calculations are about as detailed as you can get, there are other general “rules of thumb” newbies investors should keep in mind when perusing properties. Here are four: 1) Location, location, location: Consider factors like desirability, proximity to amenities, and whether it aligns with your target market. A great location can be an investment game-changer, so choose wisely. 2) Cash flow is king: Take a close look at the numbers and ensure that the rental income will cover your expenses, giving you some extra padding for unexpected repairs or vacancies. 3) The appreciation factor: If cash flow is king, let's call appreciation (the long-term value of a property) “queen.” When checking out a property, look into the historical and projected appreciation rates of the zip code and neighborhood to see what it might be worth down the road. 4) The 1% rule: Experienced investors say the monthly rent should ideally be at least 1% of the purchase price. For example, if you're eyeing a property worth $200,000, aim for a monthly rent of $2,000. Remember, these are just guidelines, so do your due diligence and consult with experts in your area. October is Fire Safety Month, and if you haven’t recently, there are a few things you should do to ensure you and your loved ones are safe and protected from the risk of a house fire. It’ll only take about 10 minutes to knock out this list, but the payoff could be lifesaving. 1) Test your alarms - smoke and carbon monoxide. 2) Ensure your space heaters have space to operate effectively and ensure every adult knows how to safely use a space heater. 3) Inspect your electrical cords to ensure they’re intact and free of frays. Replace as necessary. 4) Practice safe cooking. Keep oven mitts and towels away from open flames, and always turn pot handles towards the back of the stove. Consider purchasing a fire blanket for ease of putting out sudden flames. 5) Have a fire escape plan and review it with the members of your household.
